Isla Boca Bravo  Tourism and/or Residential Development                        ID# [BB-2]
This sector of the isla is actually a multiple Ha grouping of available lands.  In that these are adjacent
parcels, we have presented them as a single grouping with two main sectors.

Sector 1 consists of primary lands on the isla proper, and amounts to more than 200 Ha in total.  In total,
there are 5 separate owners with an agreement to sell their land in total  as a single package.  The
required set-back from the sea beach has been accounted for in this total.

Sector 2 consists of the once separate isla that is now joined to the main island with a narrow strip.  This
approximate 160 Ha land mass, has both sea facing and protected beaches.  The inner section has a broad
and sufficiently deep bay to allow an excellent marina to be considered.  The land of the "isla" proper has
an approximate 20 Ha elevated area of 50 mtrs quite suitable for a hotel/resort complex.  There is a natural
deep channel from this protected bay to the main routes the fishing fleets from both Boca Chica and
Pedregal utilize.

Sector 3 is approx 45 Ha available near the W end of the island.

As the photos show, the best method of viewing the property is via helo, and a very comprehensive flight
may be programmed lasting less than an hour from the David heliport.

View is to the 200 Ha area along beach and inside.  To right rear is the small isla, now stringly connected to
the main island and well forested.

The 200 Ha is between the closer land below and the small isla in the background.
Isla Palenque view from main Boca Brava
The intended marina area is on the left sector of this small isla.  What appears as a small harbor is in fact
quite shallow water.  Tides average 11 feet here and can be more than 14 feet at maximum.  Bay waters on
left side of the higher ground are about 6-9 ft at low tide.  The long connecting strand, which mates with
some of the 200 Ha, could be utilized for a suitable runway.
Isla Palenque
The very small isla is actually about 1 Km from the marina area, which is more to the left.  Directly above
this small islet is the higher ground on the isla, up to 60 mtr ASL.
Isla Palenque connector to Isla Boca Brava
This shows clearly the connecting spit between these two islas.  The small bay is a shallow lagoon.
Isla Palenque and the small lagoon on the connector
Another view of connector strand and lagoon, with some of the other off-shore islands visible in the
background.  Panama is blessed with having more islands than another other Central American country.  It
could be possible along the connector strand to build a suitable runway.
Isla Boca Brava and part of the 200 Ha
This sector is to the West of the connector and is part of the 200 Ha area.
